The wood reclaims the city

The largest solid wood residential building in Europe is under construction in Essonne. Located in an eco-district of Ris-Orangis installed on former brownfields, it houses 140 housing distributed on 5 floors.
Consisting of 140 social rental housing, the largest wooden building in Europe is currently built on old industrial sites on the banks of the Seine, in the eco-district of Ris Docks Ris-Orangis. This is the largest residential operation made with solid wood structures in France.
Ready-to-install wood panels
Designed by architect Jean-Michel Wilmotte and built by the company Eiffage, the 150-meter-long building has a ground floor plus four floors. The walls and floors of the floors are made of massive panels of CLT (Cross Laminated Timber), thick large-format panels made by an assembly of wood sails, mainly spruce species, glued and assembled in layers or cross folds. “This technique, invented in France but developed in Austria, gives them great resistance to load,” explains Franck Mathis, boss of the industrial carpentry company of the same name and supplier of the panels. Light and load-bearing, these prefabricated elements delivered ready to install can reach 16 meters long and 2,95 meters wide. They have the capacity to replace the classic load-bearing walls in reinforced concrete. "They also have better thermal and acoustic resistance than concrete", underlines Guillaume Poitrinal, president of Woodeum, a real estate development and project management assistance company.
Environmental excellence
Biobased and recyclable, this material stores carbon instead of emitting it. Which is not the least of its qualities. It thus makes it possible to construct buildings while reducing carbon emissions. "With its solid wood structure, nearly 2000 m3, the building will store 880 tonnes of CO2, the equivalent of the emissions of its heating and domestic hot water needs for nearly 90 years", enthuses Stéphane Raffalli, the mayor of Ris-Orangis. And to point out that "the site will take much less time than with conventional materials: started in September 2015, it will be completed in one year".
This operation, which wants to be exemplary from an ecological point of view (the building will be heated by a biomass boiler), may change attitudes. The exemplary could trigger an awareness among policy makers and major contractors about the interest of working with this material. The opportunity, too, to structure part of the French wood industry. The wood-frame residential buildings are probably on the eve of reinvesting the urban landscape.
